Protecting Washington Apartment Owners for 20+ Years

Secure Risk Partners is licensed in Washington State and specializes in insurance for apartment buildings, multi-family properties and real estate investors across the state β€” from Seattle, Bellevue and Tacoma to Spokane, Vancouver and the Puget Sound region.

Washington landlords now operate under statewide rent stabilization (HB 1217) and the Residential Landlord-Tenant Act, and a single liability claim or a fire that displaces tenants can put your rental income at risk. As an independent agency we shop Hartford, Travelers, Lloyd's of London, Hiscox, Progressive, Guard and more to package the property, liability and loss-of-rents coverage your building actually needs.

Washington is also a monopolistic workers' comp state: coverage is bought only through the state fund (L&I), not private carriers. We handle your property, liability and loss-of-rents; workers' comp goes directly through L&I.

Washington Apartment Building Insurance FAQ

What does apartment building insurance cover in Washington?
A typical Washington apartment policy packages property coverage on the building and common areas, general liability for tenant and visitor injuries, and loss-of-rents coverage that replaces income while a damaged building is repaired. Many Washington owners also add earthquake coverage, which standard policies exclude. We tailor limits to your specific property.
How much can I raise rent on a Washington apartment?
Under HB 1217, Washington's 2025 statewide rent stabilization law, annual increases on most existing tenancies are capped at 7% plus CPI or 10%, whichever is lower β€” 9.683% for 2026. No increase is allowed in the first 12 months, only once per 12 months after that, and you must give 90 days' written notice on a standardized state form. New construction is exempt for its first 12 years.
Where do I get workers' compensation for my Washington apartment?
Washington is a monopolistic workers' comp state β€” one of only four in the country. You cannot buy workers' comp from a private carrier; coverage comes directly through the state fund at the Department of Labor & Industries (L&I). We handle your property, liability and loss-of-rents package, and your workers' comp is set up separately through L&I.
Do I need earthquake insurance for my Washington apartment?
It's not legally required, but standard property policies exclude earthquake, and the Cascadia subduction zone runs beneath much of western Washington. For older buildings and those near the Puget Sound especially, a separate earthquake policy is worth serious consideration. We can quote it alongside your package.
Is loss-of-rents coverage worth it for a Washington apartment?
For most owners, yes. If a fire or covered loss forces tenants out, you stop collecting rent but still owe the mortgage. Loss-of-rents (business income) coverage replaces that rental income during the rebuild β€” often the difference between weathering a loss and defaulting.
Can you insure older or larger apartment complexes in Washington?
Yes. We work with specialty carriers including Lloyd's of London for older buildings, larger unit counts and properties other carriers decline. Call us to discuss your building and we'll find the right market.
